The MH Trainer exists because manufactured housing is the most misunderstood corner of California real estate — and the people working in it deserve better than generic training and text-heavy PDFs.
We are a California HCD-approved education provider (No. ED 1618575), serving the people this industry has historically left to figure things out alone:
Park owners and management companies meeting California's Park Manager Training Program requirements and keeping their permit to operate in good standing.

Every course is built and taught by an ARELLO Certified Distance Education Instructor and REEA Gold Standard Instructor with nearly 30 years of hands-on California manufactured housing experience. All state-required programs meet or exceed Title 25 and HCD requirements.
Our Programs
We offer three distinct kinds of education. The difference matters, so we spell it out.
State-Required Courses — HCD-Approved
These satisfy California requirements. You cannot get licensed, or keep a park compliant, without them.
Park Manager Training Program (PMTP)
California requires every mobilehome and RV park in the state to have at least one certified manager. Our HCD-approved course covers the Mobilehome Parks Act, residency requirements, park operations, and emergency preparedness across twelve modules — six to eight hours, completed online at your own pace, followed by the state exam.
We file your Certificate of Compliance with HCD within five business days. Group licensing is available for management companies certifying ten or more managers.
Preliminary Licensing Course
The pre-licensing education required to become a licensed California manufactured home dealer or salesperson. Fully online, self-paced, and built for people entering the industry for the first time.
Continuing Education — HCD-Approved
Required to stay current. We offer continuing education for both tracks:
Dealer and Salesperson License Renewal
Ongoing HCD-required continuing education for licensed California manufactured home dealers and salespersons, keeping you current as regulations change.
Park Manager Training Program Continuing Education
PMTP certification isn't one-and-done. California requires two to four additional hours of training and an exam every two years after initial certification. We offer that refresher, so your parks stay compliant through every renewal cycle — not just the first one.
Certified Manufactured Home Specialist (CMHS) — Our Own Certification
This is a designation created, taught, and issued by The MH Trainer. It is not a state license or an HCD requirement — it is a professional credential for people who want to go beyond the minimum.
State-required courses teach you what you must know to be compliant. The Certified Manufactured Home Specialist program teaches you what you need to know to be genuinely good at this: how manufactured housing transactions actually work, where they go wrong, how to serve buyers other agents turn away, and how to build a real practice in a market most professionals never learn.
It's the training Yvette built because it didn't exist when she needed it — and it carries The MH Trainer's name because we stand behind what it teaches.

Yvette Hitchens didn't set out to become a manufactured housing specialist. She found her way here by serving clients other agents overlooked — veterans, seniors, first-time buyers, and families whose path to homeownership ran through a manufactured home.
Nearly 30 years later, that focus has made her one of California's most experienced voices in the field.
After helping hundreds of families achieve homeownership, Yvette kept running into the same problem from the other direction: the professionals serving this market — agents, dealers, and park managers alike — had almost nowhere to learn how to do it properly. Regulations were scattered. Training was thin or nonexistent. And the people who needed it most had the least time to hunt for it.
So she earned her Certified Distance Education Instructor credential from ARELLO — the Association of Real Estate License Law Officials — and built the school she couldn't find.
She hasn't stopped since. In August 2026 she completed the Real Estate Educators Association's Instructor Development Workshop series to earn the Gold Standard Instructor certification — because knowing the subject and knowing how to teach it are two different skills, and students deserve both.
